Saltspring

The original home on the site was a heritage home that had burned down. The owners of the property purchased a home from Burnaby which Flintstones then moved and barged to Salt Spring Island. Flintstones poured all of the new foundations for the home to sit on, performed structural upgrades, fully upgraded the mechanical systems and extensive renovations on the interior of the home. The exterior of the home received a new exterior building envelope including full dimensioned timbers, siding, stucco, soffits, waterproofing and roofing systems.

The homeowners were experiencing increasing mobility issues and wanted to age in place. But their well-loved 1920s character house, with its narrow doorways and multiple staircases, was not equipped to accommodate the next phase of their life. Flintstones designed a three-storey rear extension, with wheelchair access, that breathed new life into the existing home. The discreet 1,200 square foot addition included a large primary bedroom for the couple with easy to access en suite amenities including a walk in bathtub and shower system, and an entertainment room, granting the owners accessible access to all three existing floors of the house, without significant alteration to the street view.

The long-time homeowners of this property were frustrated with a backyard that was sloped, damp and unusable. They love entertaining and wanted to extend their capacity to host meals outside all year around. A full exterior renovation transformed their backyard into an outdoor living space that acts as an extension of the home’s interior (located adjacent to the kitchen). A louvered pergola operates with a sensor, opening and closing depending on the weather, to protect from both rain and sun. Framing the patio are stairs that access the raised garden while acting as a retaining wall to control the water from the lawn, with drainage added redirecting water flow. The backyard is now a stunning kitchen and lounge that the homeowners can enjoy all year around.

Originally built in 1906, this Government Street home was transformed into a legal duplex. The considered approach to the renovation improved the original home’s livability and efficiency while maintaining its historic features and finishes. Once the home was raised and a new foundation was poured, the other half of the duplex was then carefully built within the previously unused and unfinished basement space.

Client Objectives

The original 1906 home was owned by a single family who saw the unfinished basement as an opportunity to create a second home for the owner’s brother and his family who were moving to Victoria. The home was highly valued for the quality of its original materials, its central location in James Bay and its curb appeal.

Project Challenges

Flintstones worked collaboratively and tirelessly with the homeowners and the City of Victoria to satisfy all rezoning requirements. From a design perspective a thoughtful approach was necessary to ensure that the traditional aesthetic for this historic home was upheld during the extensive renovation. Both families were involved in the design process and thankfully chose neutral modern finishes for both the new lower home and the upgrades to the upper original home that ensured consistency throughout.

Driving by this Uplands home you would never know the patio extension had been a renovation. The elegant and thoughtful design gave the home a new lease on life with an expansive stone patio that wrapped around the home and was covered by a louvered pergola. It became a natural extension to the home’s living space and allowed the family to move freely from indoor to outdoor living year-round.

Client Objectives

Key to this design was to requirement to make the addition look like a natural part of the already beautiful home. The design took cues from the existing building: colours, scale, finishes and proportions were adapted into a plan that naturally extended the patio to complete the space and the home.

Project Challenges

The louvered pergola allows quick response to changing weather, with seating around the fire pit for warmth.The design addressed areas of wear and rot, rebuilding masonry structures and cladding for a robust and hard-wearing patio space. Replacing sod, upgrading irrigation and improving waterproofing and perimeter drainage gave longevity to this renovation.

This spectacular custom home is set atop the Malahat on 300 acres of pristine forest. The design captures an old-world European charm with the modern conveniences of a new buildand offers sweeping views of Tod Inlet and the Saanich Peninsula beyond.

Client Objectives

The homeowner wanted a home design that incorporated the European design aesthetic of his family’s heritage with steel and concrete construction. Flintstones collaborated extensively with the architects and engineering firm to meet and exceed the homeowner’s vision. Complete with cornices, chimney caps, quoins, a grand fireplace and timber beams the home has an impressive chalet feel.

Project Challenges

The initial approval process with the Municipality of Cowichan involved a consultative, team-based approach between Flintstones, MJM Architects and Skyline Engineering. While the steel and concrete construction allowed for a unique and specialized design, it required a construction firm that had the masonry skills, expertise and confidence to realize the homeowner’s vision

Tackling this steep sloping lot was no easy feat. After extensive consultation with the homeowners, Flintstones created a design that created the connection of both the upper and lower house levels to the pool deck. Entertaining space and flow were paramount with long, shallow stairs that doubled as seating for larger groups of people while the pool deck itself included a kitchen, bar, hot tub and privacy plantings to screen from neighbours.

Client Objectives

The homeowner wanted an outdoor living space and pool area where they could enjoy time with family and friends and knew a visionary design was necessary to not only create an amazing outdoor space but to completely transform their property.

Project Challenges

Our homeowner’s steeply sloping yard was virtually unusable. They had contacted several construction firms looking to create a multi-level outdoor living space and were told time after time that the project just couldn’t be done. This outdoor space was one of the most challenging landscapes we’ve ever had to work with, but Flintstones delivered.
